An ADU (Accessory Dwelling Unit) is a separate housing unit on a residential lot, permitted by the city.
There are four different core models that we offer:
The Modal 00 (351 sqft) - a studio
The Modal 01 (432 sqft) - a one bedroom
The Modal 02 (567 sqft) - a two bedroom
The Modal Pod (119 sqft) - a small work space
Modal can provide you with our preferred lender. Typically, clients pursue a traditional mortgage or do a cash-out refinance on their home.
Our process takes between 9–13 months with around 3–6 months going to permitting, 1–2 months of site work, 2 months to build, and 1 day to install, with up to 2 months of finish work after install.

Our Modal 01 and 02 come fully equipped with new appliances (fridge, oven, dishwasher, washer and dryer), a full-size bathroom, and complete cabinetry. The Modal 00 comes standard with a kitchenette and full bathroom. Optionally, the kitchen can be upgraded to a full kitchen.
Modal is designed to be as versatile as you. Here are some things you can use your Modal for: Renters, Mother-in-law suite, AirBnB, Workspace, Art studio, Vacation getaway, Yoga/exercise space, Man-cave, and She-shed, and the list goes on!

All Modals are built off-site in factories and then shipped to your project site.
Yes, we offer many options and upgrades you can choose from.
Nothing. Our team will work with your city for all requirements including plan submittal, comment responses, meetings, and more, until your ADU plans are approved.
Local contractors will extend the sewer, water, and electric lines from your existing utilities to your Modal location. We use a mini-split system for heating and cooling, which is included with your unit.
